<br />" (l) <br /> <br />That the area subject to the planned development <br />permit shall contain an area of at least ten acres. <br /> <br />" (2) <br /> <br />That the Council determines and finds that the <br />predominant use in the proposed development will <br />be a use that is permitted in the basic district <br />in which located, and that the proposed uses, in <br />addition to those otherwise permitted in the dis- <br />trict, are an integral part of the development, <br />are complementary thereto, and are intended <br />primarily for the convenience of and service to <br />the residents or occupants of the proposed <br />development. <br /> <br />"(c) <br /> <br />In no case shall the number of family units <br /> <br />of any residentially zoned planned development submitted <br /> <br />and approved pursuant to this article exceed the number of <br /> <br />family units which would otherwise be permitted under the <br /> <br />governing basic district designation~ provided, however, <br /> <br />that the number of such units may exceed the number of family <br /> <br />units so permitted by a specified amount, which amount shall <br /> <br />not be greater than 20 per cent of the number of family units <br /> <br />which would otherwise be permitted under the governing basic <br /> <br />district designation. <br /> <br />The determination of permitted number <br /> <br />of family units shall be made by the Planning Director on <br /> <br />the basis of total square footage in any parcel of land, <br /> <br />exclusive of any streets or other areas to be devoted to <br /> <br />public use, as divided by the basic lot area requirements <br /> <br />of the applicable basic zoning district~ provided, however, <br /> <br />that the determination of the permitted number of family <br /> <br />units in excess of the number of family units which would <br /> <br />otherwise be permitted under the governing basic district <br /> <br />designation shall be made by the Commission and approved by <br /> <br />the Council upon finding that the design of the development <br />contains unusual features the benefits of which shall accrue <br /> <br />to the public and that the effect of permitting such excess <br /> <br />units shall not be incompatible with the purposes of this <br /> <br />article. <br /> <br />-4- <br />
