<br />PO PÆO~e6~~onal 066~ee <br /> <br />SECTION II. 9 <br /> <br />Yard Requirements. <br /> <br />The following yards are required: <br /> <br />--.-- .__._- <br /> <br />( a) <br /> <br />Front Yards: <br /> <br />Front yards shall have a minimum depth of l5 feet. <br /> <br />(b) <br /> <br />Side Yards: Side yards for interior lots shall have a minimum width <br />of five feet, and side yards for the street side of corner lots shall <br />have a minimum width of l5 feet. <br /> <br />( c) <br /> <br />Rear Yards: Rear yards shall have a minimum depth of five feet, and <br />a minimum depth of l5 feet if abutting any R District. <br /> <br />SECTION 11.10 Lot Size Exception. Notwithstanding the provisions of <br />Sections ll.6 and lï.7, any parcel having an area of at least 4)000 square feet <br />and an average lot width of at least 35 feet may have any use or structure <br />permitted in this district established or constructed thereon subject to the <br />following additional limitations: <br /> <br />( a) <br /> <br />No building shall exceed one story in height or 20 feet in height, <br />whichever is lower. <br /> <br />(b) <br /> <br />Not more than 40 per cent of the lot shall be covered by buildings. <br /> <br />( c) <br /> <br />The provisions of this section shall be applicable only to parcels <br />which were lawfully created prior to the adoption of this ordinance <br />but not to such parcels if, subsequent to the adoption of this <br />ordinance, that parcel and any adjoining parcel were under the same <br />ownership. <br /> <br />27 <br /> <br />,...,...... d_.".'.'" .".'-'~._.---'--_.._-----"'-----' '.... h ..~., <br />
