<br />ARTICLE 23 <br /> <br />COMBINING DISTRICTS <br /> <br />SECTION 23.1 Purpose. To provide modifications, additions <br />and limitations to other districts in this ordinance to meet <br />special conditions and situations that cannot otherwise be handled <br />satisfactorily. <br /> <br />SECTION 23.2 Minimum Requirements of District. The addi- <br />tion of a combining district designation with any zoning district, <br />as provided in this article, shall not operate to reduce or elim- <br />inate any requirements established by the basic district with which <br />the combining district is added unless expressly provided other- <br />wise by this ordinance. <br /> <br />SECTION 23.3 T - Transient Residential Units Combining <br />Districts. The letter "T" may be added as a suffix to any dis- <br />trict designation in conjunction with the zoning of any property. <br />In such event, the following additional uses may be permitted in <br />that district subject to first obtaining a use permit therefor: <br /> <br />(a) <br />(b) <br /> <br />(c) <br /> <br />Motels and trailer parks. <br /> <br />Nursing homes, rest homes and hospitals. <br /> <br />Clubs, lodges and fraternities. <br /> <br />SECTION 23.4 P - Planned Development Combining District. <br />The letter lip" may be added as a suffix to any district designa- <br />tion in conjunction with the zoning of any property. In such <br />event, the provisions of Article 46 shall be applicable in said <br />district. <br /> <br />SECTION 23.5 0 - Office Combing District. The letter "0" <br />may be added as a suffix to any R-4 or R-5 District designation <br />in conjunction with the zoning of any property in such R-4 or <br />R-5 District. In such event, the following additional uses may <br />be permitted in that district subject to first obtaining a use <br />permit therefor: <br /> <br />(a) <br />(b) <br /> <br />Professional offices. <br /> <br />Medical and dental laboratories, not including the <br />manufacture, sale or distribution of pharmaceutical or <br />other products. <br /> <br />SECTION 23.6 V - Vehicular Combining District. The letter <br />"V" may be added as a suffix to any CG, CP, IR or IP District <br />designation in conjunction with the zoning of any property in <br />such districts. In such event, the following uses may be per- <br />mitted in that district subject to first obtaining a use permit <br />therefor: <br /> <br />(a) <br /> <br />Franchised automobile dealer sales and service estab- <br />lishments for new passenger vehicles. <br /> <br />(b) <br /> <br />Used car sales, new truck sales, and automobile repair <br />only when in conjunction with a new car franchise <br />dealer establishment. <br /> <br />54 <br />
