<br />Exc.e.ption.6 and Mod,¿6,¿c.a..tioYL6 <br /> <br />SECTION 32.5 Front Yard Modifications. Whenever building setback lines <br />shown on a final recorded subdivision map approved subsequent to the effective <br />date of this ordinance provide for a different front yard than that required <br />in this ordinance, the required front yard shall be as shown by the setback <br />lines on said map notwithstanding any provision in this ordinance to the <br />contrary. <br /> <br />SECTION 32.6 Side Yard Modifications. The following exceptions and <br />modifications shall apply to any side yard requirements otherwise established <br />by this ordinance. <br /> <br />(a) <br /> <br />Side yards may vary in width where the side wall of a building is <br />not parallel with the side lot line or is broken or otherwise <br />irregular. In such case the average width of the side yard where <br />adjacent to the building shall be not less than the otherwise <br />required minimum side yard width; provided, that such side yard <br />shall not be narrower at any point than four-fifths the otherwise <br />required minimum side yard width or narrower than four feet in <br />an y event. <br /> <br />(b) <br /> <br />The side yard along the side street lot line of a corner lot, <br />which lot abuts in the rear the side lot line of a lot in any R <br />District, shall have a width of not less than one-half the required <br />depth of the front yard on such other lot fronting the side street, <br />but in no event less than ten feet. <br /> <br />(c) <br /> <br />Whenever building setback lines shown on a final recorded subdivision <br />map approved subsequent to the effective date of this ordinance <br />provide for a different side yard on the street side of a corner lot <br />than that required in this ordinance, then said side yard shall be as <br />shown by the setback lines on said map notwithstanding any provisions <br />in this ordinance to the contrary. <br /> <br />(d) <br /> <br />The width of the required side yards for any single family dwelling <br />ronstructed on a parcel described in section 32.4 shall De reduced <br />to ten per cent of the width of such parcel, but in no event to <br />less than fo~r feet. <br /> <br />(e) <br /> <br />In any R District where a dwelling unit <br />front entrance faces on a side lot line <br />by means of the side yard, the required <br />setback line to such entrance, shall be <br />width. <br /> <br />is located so that the <br />or has access from the street <br />side yard, from the front <br />not less than eight feet in <br /> <br />SECTION 32.7 Projection into Required Yards. <br />features may project into required yard areas: <br /> <br />The following architectural <br /> <br />(a) <br /> <br />Architectural features on the main building, such as cornices, <br />eaves and canopies, may extend into required side yard areas but <br />in no event closer than three feet to any side lot line.
