Any structure which <br />does not conform to the regulations of the district in which it is located, <br />and which had an assessed valuation of $1,000 or less at the time it became <br />nonconforming, shall be removed, or altered or reconstructed to be structurally <br />conforming, within five years from the time the structure became nonconforming. <br />The Planning Director shall cause notice to be given to the owners of any such <br />structure at least one year prior to the time removal or alteration is required <br />to be completed and removal or alteration shall not be required to be completed <br />until such one year period has lapsed. The Planning Director shall cause such <br />notice to be recorded. <br /> <br />SECTION 33.17 Removal of Nonconforming Structures in R Districts. Except <br />as provided in Section 33.16, every nonconforming structure located in an R <br />District, other than dwellings, churches and schools, which structure is <br />designed or used for a use permitted in any C District or in an IR, IP or GI <br />District, shall be removed or altered to be structurally conforming within the <br />time specified in Section 33.18. The Planning Director shall cause notice to <br />be given to the owners of any such structure at least five years prior to the <br />time removal or alteration is required to be completed and removal or alteration <br />shall not be required to be completed until such five year period has lapsed. <br />The Planning Director shall cause such notice to be recorded. <br /> <br />The provisions of this section shall not apply to structures which are <br />nonconforming only with respect to the yard requirements and parking requirements <br />of this ordinance. <br /> <br />SECTION 33.l8 Amortization Schedule. For purposes of Section 33.17, the <br />following time schedule is established. Time shall be measured from the date <br />of beginning original construction. Structure type designations are as defined <br />in the Redwood City Building Code. <br /> <br />Type of Structure <br /> <br />Date for Removal or Alteration <br /> <br />Type I and II <br /> <br />50 years from the date of <br />construction <br /> <br />Type III and IV <br /> <br />40 years from the date of <br />construction <br /> <br />Type V <br /> <br />30 years from the date of <br />construction <br /> <br />SECTION 33.l9 Minimum Period. Except as provided in Section 33.l6, no <br />structure shall be required to be removed or altered to conform prior to ten <br />years from the date it became nonconforming under this ordinance. <br /> <br />71 <br />
