Any structure which does not conform to the regulations of the district in which it is located, and which had an assessed valuation of $1,000 or less at the time it became nonconforming, shall be removed, or altered or reconstructed to be structurally conforming, within five years from the time the structure became nonconforming. The Planning Director shall cause notice to be given to the owners of any such structure at least one year prior to the time removal or alteration is required to be completed and removal or alteration shall not be required to be completed until such one year period has lapsed. The Planning Director shall cause such notice to be recorded. SECTION 33.17 Removal of Nonconforming Structures in R Districts. Except as provided in Section 33.16, every nonconforming structure located in an R District, other than dwellings, churches and schools, which structure is designed or used for a use permitted in any C District or in an IR, IP or GI District, shall be removed or altered to be structurally conforming within the time specified in Section 33.18. The Planning Director shall cause notice to be given to the owners of any such structure at least five years prior to the time removal or alteration is required to be completed and removal or alteration shall not be required to be completed until such five year period has lapsed. The Planning Director shall cause such notice to be recorded. The provisions of this section shall not apply to structures which are nonconforming only with respect to the yard requirements and parking requirements of this ordinance. SECTION 33.l8 Amortization Schedule. For purposes of Section 33.17, the following time schedule is established. Time shall be measured from the date of beginning original construction. Structure type designations are as defined in the Redwood City Building Code. Type of Structure Date for Removal or Alteration Type I and II 50 years from the date of construction Type III and IV 40 years from the date of construction Type V 30 years from the date of construction SECTION 33.l9 Minimum Period. Except as provided in Section 33.l6, no structure shall be required to be removed or altered to conform prior to ten years from the date it became nonconforming under this ordinance. 71
