<br />injury as provided in Article 2. In the case of removal, Tenant shall restore the affected <br />area to a homogeneous appearance with the Premises. <br /> <br />7.2 Notice of Non-responsibility. If and when Tenant makes any alterations as <br />provided in this Article, the alterations shall not be commenced until ten (10) days after <br />Landlord has received notice from Tenant stating the date work is to commence so that <br />Landlord can post and record an appropriate notice of non-responsibility. Any alterations <br />shall be made by a licensed contractor approved by Landlord. <br /> <br />ARTICLE 8 LI ENS <br /> <br />8.1 Indemnification. Tenant shall at all times indemnify, save and hold Landlord, <br />the Premises and the Property free, clear and harmless from any claims, liens, demands, <br />charges, encumbrances or litigation arising directly or indirectly out of any use, occupancy <br />or activity of Tenant, or out of any work performed, material furnished, or obligations <br />incurred by Tenant, in, upon, about or otherwise in connection with the Premises and the <br />Property and shall, except as hereinafter permitted in this Article 8, payor cause to be paid <br />for all work performed and material furnished to the Premises and the Property which will <br />or may result in a lien on the Property, and will keep the Property free and clear of all <br />mechanic's liens and materialmen's liens (including the posting of an appropriate bond <br />which shall release the lien). <br /> <br />ARTICLE 9 SIGNS <br /> <br />9.1 Restrictions. Tenant shall not place or cause to be placed on any portion of <br />the Property or upon the roof or any exterior door or wall or on the exterior or interior of any <br />window of the Property, any sign, awning, canopy, marquee, advertising matter, decoration, <br />lettering or other thing of any kind (exclusive of the signs, if any, which may be provided for <br />in the Approved Plans and Drawings) without the written consent of the Landlord first had <br />and obtained. <br /> <br />9.2 Interior Signage. Except as otherwise herein provided, Tenant shall have the <br />right, at its sole cost and expense, to erect and maintain within the interior of the Premises <br />all signs and advertising matter customary or appropriate in the operation of the Clinic. <br /> <br />ARTICLE 10 INDEMNIFICATION AND INSURANCE <br /> <br />10.1 Indemnification. Tenant hereby indemnifies, holds harmless and agrees to <br />defend Landlord from and against all claims, damages, expenses (including, without <br />limitation, reasonable attorneys' fees and reasonable investigative and discovery costs), <br />liabilities and judgments on account of injury to persons, loss of life, or damage to property <br />occurring on the Premises and Property and on the ways immediately adjoining the <br /> <br />8 <br /> <br /> <br />...-... ...
