<br />2.4 Abandonment. Tenant shall not abandon or vacate the Premises at any time <br />during the Term hereof. If Tenant shall abandon, vacate or otherwise surrender the <br />Premises, or be dispossessed thereof by process of law or otherwise, the same shall <br />constitute a default under this Lease on the part of Tenant and, in addition to any other <br />remedy available on the part of Tenant, any of Tenant's improvements or other property left <br />in, upon or about the Premises shall, at Landlord's option, be deemed to be abandoned and <br />shall become the property of Landlord. <br /> <br />~TICLE 3 TERM <br /> <br />~ 3.1 Duration and Commencement. The initial term ("Initial Term") of this Lease <br />~ shall commence on -.M PdZ.CH!L- , 2005 (the "Possession Date") and shall <br />continue thereafter on a month-to-month basis until terminated by either of the parties <br />hereto. <br /> <br />3.2 Termination. Either party may terminate this Lease by providing thirty (30) <br />days advance written notice of termination to the other party in accordance with the notice <br />provisions of this Lease. <br /> <br />ARTICLE 4 RENT <br /> <br />Tenant shall pay, without delay, abatement, deduction, or offset the Rent in such <br />amounts as provided in this Article 4. <br /> <br />4.1 <br /> <br />Security Deposit. No security deposit will be required from Tenant. <br /> <br />4.2 Monthly Rent. No rent shall be paid by Tenant for the use of the Premises. <br />Tenant will be responsible, however, for certain costs, as specified hereinbelow. <br /> <br />4.3 Public and Private Utility Services. Tenant will payor cause to be paid all <br />charges for all public or private utility services and all sprinkler systems and interior <br />protective services at any time rendered to or in connection with the Premises, or any part <br />thereof, will comply with all contracts relating to such services, and will do all other things <br />required for the maintenance and continuance of all such utility services which are within <br />its control. To the extent that any utility provided to the Premises is not separately metered, <br />Tenant agrees to pay a pro rata share of all charges for such utilities. <br /> <br />4.4 Taxes. Assessments and Charges. Tenant covenants to pay when due all <br />applicable taxes, assessments (including, without limitation, all assessments for public <br />improvements or benefits, whether or not commenced or completed prior to the date hereof <br />and whether or not to be completed within the term hereof), excises, levies, license fees, <br />permit fees, inspection fees and other authorization fees and other charges, in each case, <br /> <br />3 <br /> <br />..-......... --" T <br />
