<br />A. <br /> <br />PART n <br />NOTIFICATION REQUIREMENTS <br /> <br />FROM THE PLANNING DIRECTOR REGARDING APPLICATION FOR <br />NON-RESIDENTIAL DEVELOPMENT REMOVING RESIDENTIAL UNITS <br />TRIGGERING RELOCATION ORDINANCE #2048 <br /> <br />In the case of non-residential development which will remove residential units from <br />the housing stock, the Planning Division shall cause the Developer to provide notice <br />to the Housing and Redevelopment Director as part of the initial application for <br />development review. Said notice shall provide the project address, the number of <br />units, date of anticipated project approval, the estimated number of households who <br />will be displaced by the development, and the projected date when demolition <br />would be scheduled to occur. If available, the names and unit numbers of each <br />tenant should also be provided. <br /> <br />1. <br /> <br />Planning Division will be responsible for advising any developer, who <br />submits an application for non-residential developments in the City of <br />Redwood City, that projects which will demolish/convert residential units <br />occupied by low and very low income tenants, will trigger his/her obligation <br />to pay relocation assistance costs under Relocation Ordinance #2048. Within <br />five days from the date of application, developer will serve current tenants, <br />and any former tenants whose tenancy was terminated by the developer or <br />owner within the 6 months preceding the date of the aforementioned with <br />general-information notices as more fully stated in Ordinance #2048 (Exhibit <br />I), and forward copies to Housing and Redevelopment Division along with <br />proof of service. <br /> <br />2. <br /> <br />Proof of service may be documented by certified mail receipt <br />acknowledgement cards, or statement with signature of tenant acknowledging <br />réceipt of the general notice, or execution of proof of service by mail. <br /> <br />B. <br /> <br />FROM THE BUILDING OFFICIAL REGARDING CODE ENFORCEMENT <br />ABATEMENT ACTION ON RESIDENTIAL UNITS TRIGGER <br />RELOCATION ORDINANCE # 2048 <br /> <br />In the case of Code Enforcement where units are being abated, the Building Official <br />will cause notice to be provided to the Housing and Redevelopment Division when <br />residential units are ordered abated by the Council and tenants are determined <br />eligible for relocation benefits under the Ordinance. Said Notice shall contain the <br />property address, number of units, name and mailing address of the property <br />owner, date on which the condemnation action became effective, and projected date <br /> <br />2 <br /> <br />--'----"."--"""- " <br />
