Sublessee agrees promptly to comply <br />with any law, ordinance, rule or regulation affecting the <br />occupancy and use of the Premises which is now in effect or may <br />hereafter be enacted or promulgated by any federal, state, <br />county, municipal or other public authority and/or by the Board <br />of Fire Underwriters or any similar insurance organization. <br />Sublessee will not obstruct or interfere with the rights of or <br />disturb the quiet enjoyment of any other lessees or occupants of <br />the Building, or injure or annoy them. Sublessee shall not use, <br />nor allow the Premises to be used, for any improper, immoral, <br />unlawful or objectionable purpose, or for cooking or sleeping nor <br />shall Sublessee use any apparatus, machinery or device which <br />shall make excessive noise or set up vibration or which shall <br />increase the amount of electricity or water to be furnished under <br />this sublease. Sublessee shall not allow objectionable odors or <br />noise to emanate from the Premises and shall not suffer or commit <br />any waste or nuisance on the premises- Sublessee shall promptly <br />upon demand reimburse Sublessor for any additional insurance <br />premium charged or additional costs incurred by reason of <br />sublessee's failure to comply with the provisions of the <br />paragraph, .which payment shall be deemed additional rent <br />hereunder.
