All alt;erations, <br />improvements and changes shall be done either by or under the <br />direction of Sublessor but at the cost of Sublessee. and shall a~ <br />once become a part of the realty and belong to Lessor and shall <br />remain upon and be surrendered with said Premises, provided that <br />at Sublessor's oprion, Sublessee shall, at its expense when <br />surrendering said Premises, remove from said Premises and said <br />Building all such alrerations, additions or improvements <br />inst.alled in said Premises by Sublessee, and Sublessee shall <br />repair any damage to the Premises occasioned by said removal. If <br />Sublessee shall fail to complete such removal and repair such <br />damage, Sublessor may do so and charge the reasonable cost. <br />t.hereof to Sublessee which sum shall be deemed additional rent <br />hereunder and shall be due and payable from Sublessee to <br />Sublessor ten (10) days after Sublessor has rendered to Sublessee <br />a written statement therefor. Any improvements, equipment or <br />personal property not removed by Sublessee from the Premises upon <br />the end of the term shall be conclusively presumed to have been <br />abandoned by Sublessee and title t.hereto shall thereby pass to <br />Sublessor wi thout payment or credi t by Sublessor to Sublessee, <br />and the cost of removal, storage and/or sale of same shall be <br />deemed additional rent hereunder, payable from Sublessee to <br />Sublessor in the same manner as provided above wi th respect to <br />restoration charges. Sublessee shall, at the termination of chis <br />sublease by the expiration of time or otherwise, surrender and <br />deliver up t.he Premises and property to Sublessor or to <br />Sublessor's agents or manager in as good condition as when <br />recei ved by Sublessee, reasonable wear and tear and damage by <br />fire (unless caused by Sublessee's negligence), act of God or by <br />the elements, excepted- Sublessee further agrees to pay for all <br />damages to the Building, as well as damage to lessees or <br />occupants thereof caused by Sublessee's misuse or neglect by <br />Sublessee or its agents or visitors. Sublessee shall replace all <br />broken glass with glass of the same size and quality. If <br />Sublessee does not make repairs promptly and adequately, or fails <br />to maintain the Premises in good order and repair, Sublessor may, <br />but need not, make repairs, and Sublessee shall pay promptly the <br />reasonable cost thereof, as additional rent hereunder, on the <br />next rent date thereafter. <br /> <br />Sublessor shall provide Sublessee with an allowance in <br />the sum of $3,600.00 for the painting of the Premises. Said <br />allowance shall be credited toward the rent. due at the <br />commencement of the sublease.
