Lessor, Sublessor and/or <br />Sublessor' sservants and employees shall have the right at all <br />reasonable times to ent:er the Premises (A) to carry out and <br />perform Lessor's obligations hereunder, including but not limited <br />to window cleaning and j ani torial services, (B) to show the <br />Premises to prospective tenants and purchasers, and (C) for such <br />other purposes as may be reasonable necessary in connection with <br />the operation of t:he Building, and (D) for the purpose of <br />examining the Premises and effecting alterations, additions, <br />improvements and/or repairs and/or to remodel the Premises or any <br />other portion of the Building. Sublessor may at any time <br />remodel, make alterations, addit:ions, improvement:s and/or repairs <br />to the Bui Iding , wi thout abatement for rent, and may, for such <br />purposes, or any of the same, erect scaffolding, and all other <br />necessary structures, and Sublessee shall not claim or be allowed <br />or be paid any damages for any injury or inconvenience occasioned <br />thereby. Entry by Sublessor after Sublessee has vacated t:he <br />Premises ror r.he purpose of making repairs or decorat:ing shall <br />not constitute a t:ermination of this sublease, unless Sublessor <br />so elects in writing. <br /> <br />For each of the aforesaid purposes, Sublessor shall at <br />all times have and retain a key with which to unlock all of the <br />doors in, upon and about the Premises (excluding Sublessee's <br />portable vaults and safes) and Sublessor shall have the right to <br />use all means which Sublessor may deem proper to open said doors <br />in order ~o obtain entry to r.he Premises, and any enLry to the <br />Premises obtained by Sublessor by any of such means, or <br />ot:herwise, shall not under any circumstances constitute a <br />forcible or unlawful entry into, or a detainer of the Premises, <br />or an evict:ion of Sublessee from the Premises or any portion <br />thereof. Sublessor. shall not be liable for the consequences of <br />admitting by passkey or refusing to admit to the Premises, a <br />Sublessee or any agent or employee of Sublessee. All locks on <br />the Premises shall be made to fit Sublessor's passkey and shall <br />not by changed without written permission of Sublessor. <br /> <br />12. TAXES. Sublessee shall be liable for all taxes levied <br />against personal property and trade fixtures placed by Sublessee <br />~n, on, or about the Premises. If any such taxes are levied <br />against Lessor or Lessor's property and/or Sublessor or <br />Sublessor's property and Lessor and/or Sublessor pays the same <br />(which Lessor and Sublessor shall have the right to do regardless <br />of the validity of such levy, after notice in writing to <br />Sublessee and Sublessee's continued failure LO pay the same for <br />ten (10) days, or if the assessed value of the Building is <br />increased by the inclusion therein of a value placed on such <br />property of the Sublessee, and if Lessor and/or Sublessor pays <br />the taxes based on such increased assessment (which Lessor and <br /> <br />01/09/98 <br />01/lS/98R <br />Ol/22/98R <br /> <br />6 <br /> <br />r <br /> <br />
