<br />1-30-19982:53PM <br /> <br />FROM ALTA BUSINESS SVCS 650 349 5862 <br /> <br />P.8 <br /> <br />Sublessor shall have the right to do regardless of the validi~y <br />chereof, after notice in writing to Sublessee and Sublessee's <br />continued failure to pay the same for ten (10) days, Sublessee <br />upon demand, shall repay to Lessor or Sublessor the taxes so <br />levied against Lessor or Sublessor, as the case may be, or the <br />proportion of such taxes resulting from such increase 1n the <br />assessment, as additional rent hereunder. <br /> <br />If any governmental authority or unit under any <br />present: or future law or regulation effective at any time during <br />the term of this sublease shall in any marmer levy a tax on <br />rentals payable under this sublease or on rentals accruing from <br />the use of the Premises under this sublease, or a tax in any form <br />against Lessor and/or Sublessor because of or measured by income <br />derived from the subleasing or rental of the Premises, the amount <br />or the next: succeeding month's rent following payment of such tax <br />by Lessor and/or Sublessor shall be increased by an amount equal <br />to such tax paid. For Sublessee's default in paying the rent <br />thus revised, Sublessor shall have the same remedies as upon <br />failure to pay rent - Sublessee shall not be liable to pay any <br />amount because of any income tax of a general nature applicable <br />to Sublessee'S various interest or sources of income or any tax <br />imposed on Sublessee for inheritance, gift or succession taxes <br />imposed on or measured by renr.als or lockouts or other labor <br />disturbances or labor disputes of any charactèr, or by any other <br />cause, similar or dissimilar, beyond the reasonable control of <br />Sublessor. Sublessor shall not be liable under any circumstances <br />for loss of or injury to property, however, occurring, t:hrough or <br />in connection with or incidental to failure to furnish any of the <br />foregoing. Should Sublessee make use of the machines or <br />equipment in the Premises which affect the temperature ot:herwise <br />maintained by the air conditioning system, Sublessor reserves the <br />right to install supplementary air conditioning units in the <br />Premises and the cost thereof, including the cost. of installation <br />and the cost of operation and maintenance thereof, shall be paid <br />by Sublessee to Sublessor as additional rent. <br /> <br />Sublessee will not, without .the written consent of <br />Sublessor, use any apparatus or device in the Premises, including <br />but without limitation electronic data processing, punch card, <br />copying, heating or cooking machines using current in excess of <br />lOO volts or which will in any way increase the amount of <br />electricity or water usually furnished or supplied for use of the <br />Premises as general office space; nor COnnect with electric <br />currenc, except chrough existing electrical outlets in the <br />Premises, any apparatus or device, for the purposes of using <br />electric current or water.
