The cost <br />of any such meters and of installation, maintenance and repair <br />thereo:f shall be paid for by Sublessee and Sublessee agrees to <br />pay to Sublessor as additional rent for all such water and <br />electric current consumed as shown by said meters .at the rates <br />charged for such services by the entity furnishing the same, plus <br />any additional expense incurred in keeping account. of t:he water <br />and current so consumed. <br /> <br />13. TNDEMNITY. Sublessee convenants and agrees that <br />Sublessor shall not at any time or to any extent whatsoever be <br />liable, responsible for in any way accountable for any loss, <br />injury, death or damage to persons or property which at any time <br />may be suffered or sustained by Sublessee or by any person <br />whosoever may at any time be using, occupying or visiting the <br />Premises and the surrounding areas, whether such loss, injury, <br />death or damage shall be caused by or in any way result from or <br />arise out of any act, omission or negligence of Sublessor <br />(whether active or passive) or of any occupant, Sublessee, <br />visitor or user of any portion of the Premises, or shall result <br />from or be caused by any other matter or thing whether of the <br />same kind as or of a different kind than the matters or things <br />above set forth, and Sublessee shall forever indemnify, defend, <br />hold and save Sublessor, its council, officers, agents and <br />employees free and harmless of. from and against any and all <br />claims, liability, loss or damage whatsoever on account of any <br />such loss, injury, death or damage, including attorneys' fees and <br />costs in any way incurred in connection therewith. Sublessee <br />. hereby waives all claims against Sublessor for damages to the <br />property of Sublessee now or hereafter in, upon or about the <br />Premises, and for injuries to persons or property in or about the <br />Premises or any Building and improvements now Or hereafter, from <br />any cause whatsoever and arising at any time. <br /> <br />14. INS!mMCE. Sublessee shall, at all times during the <br />term hereof and at its own cost and expense, procure and continue <br />in force, bodily injury and property damage, liability, workmen's <br />compensation and plate glass insurance wh.ìch policies shall name <br />Sublessor and Sublessor'S council, officers, agen~s and employees <br />as additional insured.
