<br />sc.-\ï <br /> <br />2.1.1 Database Extent <br /> <br />The ultimate total area to be simulated will be three overlapping and encompassing areas of <br />the downtown business district. F or this submittal of the proposal, only the RetaiVCinema <br />project area is included. When Redwood City negotiates the other two redevelopment areas, <br />the area already modeled for the Retail/Cinema can be used as the database core to which the <br />models of the Greater Downtown and the Total Redevelopment areas will be added. <br /> <br />2.1.2 Retail/Cinema Project <br /> <br />The simulated area of the Retail/Cinema database section includes a square block containing <br />the redeveloped retail stores and cinema complex and an adjacent square block containing the <br />redeveloped parking garage and market. The area will be bounded by Jefferson Street, <br />Broadway, Middlefield Road, Winslow Street, and the railroad tracks between Winslow and <br />Jefferson. To provide a context for the simulation, the Jefferson Street, Broadway, <br />Middlefield Road, Winslow Street and the railroad tracks will be modeled. Also for providing <br />context, store fronts and other existing condition environment elements that are on the <br />opposite side of the above mentioned streets will be included. <br /> <br />The area will be modeled in both its existing condition and in its redeveloped condition. For <br />existing conditions, the simulation in this area will be high detail, using geospecific and <br />geotypical texture patterns to give the simulation the look and feel of the actual existing <br />conditions of the downtown area. Building heights and set-backs will reflect existing <br />conditions. A terrain skin reflecting ground elevation gradations will underlay the simulation <br />throughout. . <br /> <br />Ground based features include streets and avenues, open areas, pedestrian ways, parking lots, <br />and other 2D/3D visual elements to give the simulation a natural and real look and feel. <br />General 3D features include trees, street lights and traffic signals. <br /> <br />The redeveloped version of the simulation is described below in paragraph 2.1.5 Alternatives. <br /> <br />2.1.3 Greater Downtown Redevelopment Project <br /> <br />Redwood City needs to provide the geographic boundaries and modeling requirements for this <br />simulation area. Modeling of the Greater Downtown Redevelopment Project is not included <br />in this proposal submission. <br /> <br />2.1.4 Total Redevelopment Area <br /> <br />Redwood City needs to provide the geographic boundaries and modeling requirements for this <br />simulation area. Modeling of the Total Redevelopment Area is not included in this proposal <br />submission. <br /> <br />2.1.5 Alternatives <br /> <br />The Retail/Cinema simulation will include an alternative model representing the redeveloped <br />configuration of retail stores and cinema complex and adjacent parking structure. Specific <br />features and specific areas that will require alternative representations will be determined with <br />Redwood City during the model development phase. Since the real world elements do not yet <br />exist, architectural drawings and artist renderings will be used for establishing the layout and <br />textured appearance of the model elements. <br /> <br />MULTIGEN-PARADIGM, INc.
