<br />4F-~ <br /> <br />Permit (the "Continuing Use Permit") may be issued by the Zoning Administrator only if, <br />and no other use permit shall be issued for the Property unless and until, a Specific Plan <br />covering the entire extent of the RSB zoned lands has been approved and adopted by the <br />City Council. The Church shall not be required to pay any additional processing fees in <br />connection with the application for the Continuing Use Permit. <br /> <br />2. The Church shall submit to the City's Architectural Review Committee ("ARC") an <br />application for an Architectural Permit ("Architectural Permit") which shall include the <br />building design, landscaping, and signage prior to occupancy of the main building on the <br />Property. If necessary, the applicant shall revise the plan to incorporate any changes <br />recommended by the City's ARC and building permit review. The City shall give the <br />RSOA and the Redwood Shores Homeowners Association ("RSHA") at least seven (7) <br />days notice of the date of ARC reviews. The Church shall provide RSOA and RSHA with <br />copies of its submittals to the ARC at least seven (1) days prior to ARC reviews. Any <br />changes desired by the ARC which conflict with the conditions of this Temporary Use <br />Permit shall be considered and decided by the Zoning Administrator after a noticed public <br />hearing. <br /> <br />3. The existing trailer shown .as "offices" in the Church's submittals shall be removed. <br />Approval of an alternative, commercial grade lease trailer (the "Alternative Trailer"), for <br />use as temporary offices, may be considered by the ARC as part of the Architectural <br />Permit review. The Alternative Trailer shall be placed in the location that is least visible <br />from outside the property. The Alternative Trailer may be. installed at the site prior to <br />issuance of the Architectural Permit for a period not to exceed two (2) months and shall <br />be removed after this period if an Architectural Permit for the Alternative Trailer has not <br />been issued. The Alternative Trailer may be installed at the site (or maintained in place, <br />as the case may be) for a period not to exceed 8 months after the date of issuance of an <br />Architectural Permit approving the Alternative Trailer. <br /> <br />4. Plans showing either a) the demolition and removal of the building identified as "Student <br />Center" in the Church's submittals or b) the remodeling of that building to a standard <br />commensurate with the main building shall be included in the Church's submittal to the <br />ARC. <br /> <br />5. All exterior "area" lighting shall be provided by low bollard lights or pole mounted area <br />lights. Pole mounted area lighting fixtures shall have "sharp cutoff" photometrics. Fixture <br />housings shall be opaque on the top and sides. The lens of the fixture shall be oriented <br />downward and shall not project below the opaque housing. Fixtures shall not exceed 16 <br />feet in height, measured from grade to the bottom of the lens. Illumination levels shall not <br />exceed the Redwood City minimum standard. <br /> <br />6. Building mounted lighting shall be limited to low intensity decorative fixtures with opaque <br />shades.
