<br />4F-7 <br /> <br />7. Signage visible from outside the site shall be limited to one ground-mounted monument <br />sign, maximum 4 feet in height, near the Radio Road frontage of the site. No signage <br />shall be mounted on the building. . <br /> <br />8. All existing chain link fencing shall be removed. All existing barbed wire fencing along the <br />southerly property line (forward of the property corner, which is approximately 660 back, <br />along the property line, from Radio Road) shall also be removed. Any new fencing shall <br />be aesthetically designed, open metal picket fencing. <br /> <br />9. <br /> <br />All unpaved areas of the portion of the Property shown in the Church's submitted <br />landscape plan, dated 11-18-99, shall be planted and shall be provided with an <br />automatic irrigation system. <br /> <br />10. Hedges shall be provided around the parking stalls near Radio Road to screen them <br />from view from Radio Road. <br /> <br />11. To limit noise impacts from Church activities, the Church shall maintain all doors and <br />windows closed during times when group activities are in progress. The Church shall <br />provide any necessary enhancements to the building's heating, ventilation, and air <br />conditioning ("HV AC") system which are necessary to accomplish this requirement. <br /> <br />12. All physical changes or improvements to the property shown in the Church's submittals <br />or required by the conditions of this Temporary Use Permit shall be completed not more <br />than six (6) months after the date of issuance of the Architectural Permit. <br /> <br />13. The plans shall indicate proposed sewage, water, and drainage improvements <br />necessary for the project, and shall be submitted for review and approval by the City of <br />Redwood City. <br /> <br />14. There shall be no commercial childcare services on the Property. The only childcare <br />permitted shall be that provided for children of parents while in attendance at Church <br />services. Childcare shall only occur during bible-study and other Church functions. <br /> <br />15. The Church shall pay a one-time traffic impact fee for roadway improvements in <br />Redwood Shores at the time of applying for a building permit for tenant improvements. <br />The fee shall be based on a commercial project of similar size in the Redwood Shores <br />Traffic Improvement District. <br /> <br />16. The Church pay the current sewer connection fees applicable to properties outside the <br />General Improvement District at the time of issuance of a building permit for tenant <br />improvements. Any future change in use or expansion will require a reassessment by <br />the City regarding the requirement to participate in the Redwood Shores General <br />Improvement District, including payment of facility fees. <br /> <br />17.
