Area not included <br />In parts of the City intensive office development is appropriate. For example, the Central <br />Administrative District (CA) shown on Map 5 is described in the Zoning Ordinance as "a <br />district for large scale office and administrative use" and is clearly intended as an office <br />zone. Staff recommends that this remain unchanged. <br /> <br />Parcels less than one acre and not in the Bair Island Rd. Study Area are excluded from the <br />recommended Urgency Interim Ordinances; however, issues of housing, community <br />character, industrial land, fiscal implications, parking, air quality (as described above) are of <br />concern . <br /> <br />5. Impact on existing projects <br />The Urgency Interim Ordinances (Attachments 14 & 15) will impact projects which may be <br />contemplated by owners or developers in the following ways: <br /> <br />For parcels of one acre or greater in the CG, CG-R, CB and CN districts: <br />. No building permits, use permits, architectural permits, planned development permits, <br />zoning variances, zoning permits, subdivisions or other land use entitlements shall be <br />issued for office development or conversion; <br />. Size of parcel shall be determined as of July 1, 2000; <br />. Office developments which have been approved pursuant to a specific plan, <br />development agreement, disposition and development agreement or other <br />agreement entered into by the City shall be exempt. <br /> <br />For parcels in the Bair Island Study Area: <br />. No building permits, use permits, architectural permits, planned development <br />permits, zoning variances, zoning permits, subdivisions or other land use <br />entitlements shall be issued. <br /> <br />In both cases, the effective date of the Urgency Interim Ordinances is recommended to be <br />July 24, 2000. <br /> <br />Alternatives <br />For the Urgency Interim Ordinance for: <br /> <br />1.
