<br />9AIO <br /> <br />The following amendments are recommended: <br />. Height Regulations <br />No structure shall exceed 35 feet in height or two stories, whichever is less. <br /> <br />The following additions are recommended: <br />. Maximum Size of Offices <br />1) No parcel or contiguously zoned parcels within a CN District shall be <br />permitted to have more than twenty-five percent of the combineçj gross floor <br />area on the first floor in office uses. <br /> <br />2) All legally permitted and conditionally permitted office uses existing as of <br />July 1,2000, may remain as legal nonconforming uses and shall not require <br />a conditional use permit or be subject to termination pursuant to Article 33, <br />provided however, that in the case of a conflict between the provision of this <br />section and the provision of Article 33, this section shall control. Such uses <br />shall be permitted to remodel, improve or replace site improvements in <br />accordance with applicable site development regulations, provided that any <br />such remodeling, improvement or replacement shall not result in increased <br />floor area devoted to such office uses. <br /> <br />E. IP - Industrial Park District Changes <br />1) Rationale <br />The Industrial Park District is intended for "clean" industrial, research and <br />development, and retail uses in a highly landscaped park atmosphere. The <br />Architectural Review Committee and Planning Commission are concerned with the <br />erosion of the purpose of the IP District and recommended that limits be set for offices <br />in this district. Staff recommends setting limits on the size of buildings, requiring a use <br />permit to gain discretionary review, and changing parking standards. The IP District <br />will continue to convert to office use with these regulations, albeit at a lesser scale. <br /> <br />Staff recommends establishing discretionary review of larger offices and routing <br />facilities for telecommunications and the Internet by requiring a use permit for offices <br />over 10,000 square feet and for all routing facilities. Internet routing facilities house <br />computers and electronic equipment used to route Internet traffic and can be <br />accompanied by cooling towers, backup generators, diesel fuel tanks to power the <br />backup generators, and weekly testing of the generators to keep the engines running <br />clean. The City should have the ability to set conditions on these facilities to promote <br />compatibility with neighboring land uses which include residential uses. <br /> <br />2) Uses in the IP <br />The following amendments are recommended to: <br />.
