If the trend of office development were allowed to continue, critically <br /> <br />necessary housing, commercial, and other-use sites will be eliminated, thereby <br /> <br />exacerbating the housing shortage and the adverse economic and social <br /> <br />conditions; <br /> <br />G. <br /> <br />If the office development proposals were allowed to proceed to <br /> <br />construction under current zoning district classifications and related regulations, <br /> <br />severe traffic congestion and parking shortages would result, thereby burdening <br /> <br />the City's interior and arterial street systems beyond capacity and adversely <br /> <br />affecting the environment, including air quality; <br /> <br />H. <br /> <br />Development of building sites for office use under current zoning <br /> <br />district classifications would conflict with <br /> <br />necessary studies for, <br /> <br />and <br /> <br />implementation of, revised land use regulations which would be in furtherance of <br /> <br />the public health, safety, and welfare; <br /> <br />I. Pursuant to Ordinance No. 2198, entitled, "Interim Urgency Ordinance <br /> <br />Prohibiting Office Development on Parcels of Property One Acre or Larger Within <br /> <br />the CG (General Commercial), CG-R (General Commercial-Residential <br /> <br />Combining), CB (Central Business), and CN (Neighborhood Commercial) Zoning <br /> <br />Districts in the City Of Redwood City," operative July 24, 2000, this Council <br /> <br />enacted restrictions on office developments on parcels of property one acre or <br /> <br />larger in the CG, CG-R, CB, and CN Zoning Districts throughout the City, <br /> <br />J.
