9/1.2.7 "Section 13.10.b. Maximum Size of Offices. (1) No parcel or contiguous parcels within a CN District shall be permitted to have more than 25 percent of the combined first floor gross floor area in office uses. (2) All legally permitted and conditionally permitted office uses existing as of July 1, 2000, may remain as legal nonconforming uses and shall not require a conditional use permit or be subject to termination pursuant to Article 33, provided however, that in the case of a conflict between the provision of this section and the provision of Article 33, this section shall control. Such existing uses shall be permitted to remodel, improve or replace site improvements in accordance with applicable site development regulations, provided that any such remodeling, improvement or replacement shall not result in increased floor area devoted to such office uses." Section 13. Section 14.2 of the Zoning Ordinance is hereby amended to read as follows: "Section 14.2 Permitted Uses. The following uses are permitted in the CB District if conducted entirely within a building: Delete Section 14.2c. Add Section 14.2i to read as follows: "i. Automatic Teller Machines." Section 14. Sections 14.4m and n are hereby added to the Zoning Ordinance to read as follows: "Section 14.4 Conditional Uses. The following uses are permitted in the CB District subject to first securing a use permit therefor: m, Financial Services. n. General Business, Professional, and Administrative Offices." Section 15. Sections 15.2e and k are hereby added to the Zoning Ordinance to read as follows: "Section 15.2. Permitted Uses.
