$A � <br /> which the accessory dwelling is proposed to be located at least 10 calendar days prior <br /> to the date upon which the Zoning Administrator shall consider the application. No public <br /> hearing shall be held on the application. <br /> Section 37.4. Requirements. Accessory dwellings shall conform to the following <br /> requirements and conditions: � <br /> a. The lot upon which the accessory dwelling is proposed to be located shall <br /> contain an existing ("main") single-family dwelling structure. <br /> b. The accessory dwelling shall not be intended to be offered, or offered, for <br /> sale, nor shall it be sold, as a dwelling unit independent from the main dwelling structure <br /> on the lot in which the accessory dwelling is proposed to be located. <br /> c. Any property interest in the accessory dwelling may only be conveyed with title <br /> to the main dwelling structure and the lot upon which the accessory dwelling and main <br /> dwelling units are located. Either the accessory dwelling unit or the main dwelling unit <br /> may be leased or otherwise rented. <br /> d. The accessory dwelling unit shall conform to all applicable building, elect�ical, <br /> plumbing, or other structural code requirements and to height, setback and lot coverage <br /> requirements pertaining to the zoning district in which the accessory dwelling is <br /> proposed to be located. The application for the accessory dwelling shall be subject to <br /> architectural review, site plan review, payment of fees and charges, and othe- zoning <br /> requirements generally applicable to residential construction in the zoning district in <br /> which the property is located. <br /> e. Either the main dwelling unit or the accessory dwelling unit shall be owner- <br /> occupied. Notwithstanding the foregoing requirement, the Zoning Administrator may <br /> grant an exception to the requirement for owner-occupancy for a specified, limited period <br /> of time, based upon a finding of hardship (the "Hardship Exception"). Denial of an <br /> application for a Hardship Exception or of an application for an extension of the <br /> Hardship Exception shall be appealable to the City Council. <br /> f. The accessory unit may either be attached to the main dwelling structure and <br /> located within the living area thereof, or detached from the main dwelling structure, but <br /> located on the same lot as the main dwelling structure. <br /> g.
