Except as provided in a., b. and c. above, the maximum floor <br /> . area ratio for commercial uses is 70 percent." <br /> Section 14. Section 17.2 of the Zoning Ordinance is hereby amended by <br /> amending Section 17.2d and adding Section 17.2i thereto to read as follows: <br /> "Section 17.2 Permitted Uses. The following structures and uses are <br /> permitted in the IR District: <br /> d. Parking lots and garages. <br /> i. O�ces, the gross floor area of which is less than 10,000 square <br /> feet." <br /> Section 15. Section 17.4 of the Zoning Ordinance is hereby amended by <br /> adding Section 17.4j thereto to read as follows: <br /> "Section 17.4 Conditional Uses. The following structures and uses are <br /> permitted in the IR District subject to first securing a use permit therefor: <br /> j. Offices, the gross floor area which is 10,000 square feet or more." <br /> Section 16. Sections 17.12 is hereby added to the Zoning Ordinance to <br /> read as follows: <br /> "Section 17.12 Floor Area Ratio.
