<br />DES:djg-c <br />5:djg-c <br />D~S:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />O.2/15/83R <br />07/29/83R <br />11/20/83R <br />12/08/83R <br /> <br />improvements shall be subject to Lessor's prior approval of plans <br />and specifications therefor; provided, however, that Lessor's prior <br /> <br />approval shall not unreasonably be withheld and shall not be <br /> <br />required <br /> <br />for any improvement, the estimated cost of which is <br /> <br />Twenty-five Thousand Dollars ($25,000.00) or less. <br /> <br />All such <br /> <br />improvements shall be used solely for the purposes for which the <br /> <br />Leased Premises are used. <br /> <br />Subject to the provisions of paragraph <br /> <br />23(b) hereof, all improvements on the Leased Premises, whether <br /> <br />existing upon the commencement of the term hereof or thereafter <br /> <br />constructed or installed, shall be and remain the property of <br /> <br />the Lessee unless the parties hereto agree otherwise in writing. <br /> <br />Lessee shall have the right at any time and from time to time to <br /> <br />remove from the Leased Premises any such improvement and any <br /> <br />other property of Lessee. <br /> <br />8. <br /> <br />MAINTENANCE, REPAIRS. <br /> <br />(a) <br /> <br />Leased Premises. <br /> <br />Lessee <br /> <br />shall well and sufficiently <br /> <br />maintain and repair the Leased <br /> <br />Premises and the improvements thereon in good and substantial <br />structural condition and appearance; provided, that nothing herein <br /> <br />contained shall require Lessee to maintain or repair equipment, or <br /> <br />appurtenances determined by Lessee not to be required for Lessee's <br /> <br />use and operations conducted on the Leased Premises; provided, <br /> <br />further, that in the event Lessee determines that any such <br /> <br />equipment or appurtenance is not so required, Lessee shall dispose <br /> <br />of, or secure the same in a safe manner and so as not to detract <br /> <br />12 <br />
