<br />DES:djg-c <br />, '3:djg-c <br />D~S:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />(}2/15/83R <br />07/29/83R <br />11/20/83R <br />12/08/83R <br /> <br />shall have the right to terminate this lease by giving written <br />notice thereof to Lessee within such 3-year period, which <br /> <br />termination shall take effect 90 days after the end of such 3-year <br /> <br />period. <br /> <br />In the event of such termination by Lessor, Lessee shall <br /> <br />pay Lessor, when due, rent and installments of the Minimum Annual <br /> <br />Guaranteed Tariff prorated to the effective date of termination, <br /> <br />together with any additional rental due pursuant to paragraph 23(b) <br /> <br />for any period subsequent to the termination date required by <br /> <br />Lessee to remove Lessee's improvements, or any portion thereof, <br /> <br />from the Leased Premises, but Lessee shall not otherwise be <br /> <br />obligated for any additional rental or termination fee or charge. <br /> <br />10. <br /> <br />UTILITIES. <br /> <br />Lessee shall pay for all water, gas, heat, <br /> <br />electricity, fuel, power, telephone service and other utilities <br /> <br />which may be advanced to or used by Lessee in. or about the Leased <br /> <br />Premises and the Wharf Facilities. <br /> <br />Lessee shall also pay for any <br /> <br />special janitorial or security services which Lessee requests and <br /> <br />which Lessor furnishes. <br /> <br />11. <br /> <br />TAXES. <br /> <br />Lessee agrees to pay all lawful real and personal <br /> <br />property taxes and assessments (collectively, "impositions") levied <br /> <br />by the State, County, City or other tax or assessment - levying <br /> <br />bodies upon any and all real and personal property or property <br /> <br />interest Lessee has or may have in the Leased Premises, and any <br /> <br />goods, wares, merchandise, equipment and other materials stored or <br /> <br />kept therein or thereon. <br /> <br />Pursuant to the provisions of California <br /> <br />16 <br />
