<br />DES:djg-c <br />. 3:djg-c <br />DES:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />0i2/15/~83R <br />07/29/83R <br />11/20/83R <br />l2/08/83R <br /> <br />the Leased Premises to inspect the same at any reasonable time <br /> <br />during normal business hours and upon at least one day's prior <br /> <br />notice to Lessee. <br /> <br />Lessor acknowledges that certain portions of the <br /> <br />Leased Premises and Lessee's improvements thereon are licensed as a <br /> <br />distilled spirits plant under applicable federal laws and <br /> <br />regulations and that the same may be licensed under other <br /> <br />applicable federal, state and local laws and regulations from time <br /> <br />to time. <br /> <br />Lessor agrees that Lessee may limit Lessor's foregoing <br /> <br />right of inspection if such limitation is required, as reasonably <br /> <br />determined by Lessee, in order to maintain Lessee's licenses. <br /> <br />16. <br /> <br />LIENS. <br /> <br />Lessee shall pay for all labor done and <br /> <br />materials furnished for construction done by Lessee or caused to be <br /> <br />done by Lessee on the Leased Premises as permitted by this lease. <br /> <br />Lessee shall keep the Leased Premises free and clear of all <br /> <br />mechanics liens resulting from construction done by or for Lessee. <br /> <br />If any mechanics lien shall at any time be filed against Lessee's <br /> <br />improvements, or any portion thereof, or against Lessee's <br /> <br />possessory interest in the Leased Premises, Lessee, within 30 days <br /> <br />after notice of the filing thereof, shall cause the same to be <br /> <br />discharged of record by payment, deposit, bond, or order of court <br /> <br />of competent jurisdiction or otherwise. <br /> <br />If Lessee shall fail to <br /> <br />cause such lien to be discharged within such 30 day period, then, <br /> <br />in addition to any other right or remedy, Lessor may, but shall not <br /> <br />be obligated to, after 10 days prior notice to Lessee, discharge <br /> <br />19 <br /> <br />. ._-..-.."......._-~...----..,....._....._... <br />
