<br />DES:djg-c <br />S~djg-,c <br />DES:djg-c <br />DES:djg-c <br />DES:djg-c <br /> <br />11/23/82 <br />02/l5/83R <br />07/29/83R <br />11/20/83R <br />12/08/83R <br /> <br />terminate immediately at the option of Lessor without limitation <br /> <br />upon Lessor's rights under Paragraph 22. <br /> <br />(b) <br /> <br />Assignment for Security. <br /> <br />Lessee shall have the right at <br /> <br />any time and from time to time to mortgage and pledge this lease, <br /> <br />the leasehold estate hereby created and Lessee's rights and <br /> <br />interests in the improvements on the Leased Premises, provided that <br /> <br />no more than one mortgage or pledge shall be outstanding at any <br /> <br />time; provided, further, that each such mortgage and pledge shall <br /> <br />have been first consented to by the Board of Port Commissioners of <br /> <br />the City of Redwood City, evidenced by resolution of said Board, <br /> <br />which consent shall not unreasonably be withheld, conditioned or <br /> <br />delayed. <br /> <br />Any such mortgage or pledge shall be subject and <br /> <br />subordinate to the rights of Lessor hereunder, and no such <br /> <br />leasehold mortgagee or pledgee shall by virtue of such mortgage or <br /> <br />pledge acquire any greater or more extended rights than Lessee has <br /> <br />under this lease. <br /> <br />The rights of any such leasehold mortgagee or <br /> <br />pledgee shall be subject to the unperformed obligations of Lessee <br /> <br />hereunder, and in the event of a default in the performance of any <br /> <br />one or more said obligations as herein provided, Lessor may enforce <br /> <br />its rights under this lease. <br /> <br />Lessor shall provide a copy of any <br /> <br />Notice of Default of Lessee and any Notice of Termination of this <br /> <br />lease to each such leasehold mortgagee and pledgee concurrently <br /> <br />with providing the same to Lessee, and Lessor shall accept <br /> <br />performance on behalf of Lessee by any such leasehold mortgagee or <br /> <br />37 <br /> <br />"",""'-""'-'-Y--""""""""'--"""""" . <br />
