C. The extent to which the structure conforms to the general character of other <br />structures in the vicinity insofar as the character can be ascertained and is <br />found to be architecturally desirable; <br />Overall, the proposed development utilizes Mediterranean architecture, which <br />is complementary to nearby Spanish and Mediterranean architecture, <br />including the Sequoia High School campus. <br />D. The extent to which excessive ornamentation is to be used and the extent to <br />which temporary and second-hand materials, or materials which are imitative <br />of other materials, are to be used; <br />The project utilizes decorative ornamentation with the use of metal and faux <br />Juliet balconies, cylindrical columns with a base and capital, clay circular <br />gable vents, as well as arches at some windows and doors to maintain an <br />authentic Mediterranean -style architecture. <br />E. The extent to which natural features, including trees, shrubs, creeks, and <br />rocks, and the natural grade of the site are to be retained; <br />The project site is flat and developed with two commercial buildings, and the <br />rest of the site is paved with asphalt. Therefore, the site would only retain the <br />natural grade of the site, as there are no trees, shrubs or rocks that would be <br />retained on site. <br />F. The accessibility of off-street parking areas and the relation of parking areas <br />with respect to traffic on adjacent streets; <br />The garage parking has been designed in a manner to provide maximum <br />efficiency and accessibility of the units on-site. Additionally, the use of <br />Hopkins Avenue would provide guest parking off the major corridor on EI <br />Camino Real. <br />As proposed, the Project would have a total of 66 on-site parking stalls for <br />the 33 condos, where 66 are required. There is one on-site guest parking <br />space which is an ADA accessible parking space, where nine non -site guest <br />parking spaces are required (one space per four units). However, as <br />provided in Section 30.4(B)(2), the Planning Commission can reduce or <br />eliminate the guest parking requirement if at least one of three conditions <br />apply: <br />A. Adequate street parking is available, and/or <br />B. Only one (1) parking space is reserved per unit for residents, and/or <br />C.
