<br />DAL:mqlO:2/13/91 <br /> <br />(004/45) <br /> <br />reserves the right to require Lessee to keep said premises in <br /> <br />good maintenance, order and repair. <br /> <br />17. <br /> <br />MODIFICATIONS. <br /> <br />Notwithstanding any of the provisions <br /> <br />of this agreement, <br /> <br />the parties hereto may hereafter by mutual <br /> <br />agreement in writing approved by resolution of the City Council, <br /> <br />agree <br /> <br />to modifications <br /> <br />thereof <br /> <br />or <br /> <br />additions <br /> <br />thereto, <br /> <br />provided <br /> <br />such amendments are not forbidden by the Charter of the City of <br /> <br />Redwood City or other law. <br /> <br />Lessor shall have the right ~o grant reasonable extensions of <br /> <br />time or times, fixed by this lease for any purpose, provided that <br /> <br />such extensions be authorized or ratified by resolution of the <br /> <br />City Council. <br /> <br />18. <br /> <br />CONDEMNATION. <br /> <br />In the event the whole or any part of <br /> <br />the Leased Premises is condemned by a public entity <br /> <br />(other than <br /> <br />Lessor) <br /> <br />in the lawful exercise of the power of eminent domain, <br /> <br />this lease shall cease as to the part condemned upon the date <br /> <br />possession of that part is taken by the public entity. <br /> <br />In only a <br /> <br />part <br /> <br />is <br /> <br />condemned <br /> <br />and <br /> <br />the <br /> <br />taking <br /> <br />of <br /> <br />that <br /> <br />part <br /> <br />does <br /> <br />not <br /> <br />substantially impair the capacity of the remainder to be used for <br /> <br />the purpose required in this lease, Lessee shall continue to be <br /> <br />bound by the terms, covenants and conditions of this lease. <br /> <br />So long as not in conflict with Federal and/or State law at <br /> <br />the time of any condemnation, pursuant to the provision of this <br /> <br />clause, Lessor shall be entitled to receive and shall receive all <br /> <br />compensation for the condemnation of all or any portion of the <br /> <br />Leased <br /> <br />Premises <br /> <br />by <br /> <br />exercise <br /> <br />of <br /> <br />eminent <br /> <br />domain <br /> <br />except <br /> <br />as <br /> <br />hereinafter provided. <br /> <br />Lessee shall be entitled to that portion <br /> <br />11 <br /> <br />'TT' <br />
