707 Bradford <br />DPC2017-03, Downtown Planned Community Permit and <br />TM2017-03, Tentative Parcel Map, Density Bonus <br />Parking Concession <br />The following Conditions of Approval [COA] and Standard Development <br />Requirements [SDR] apply to this project. The COAs are specific conditions <br />applicable to the proposed project. The SDRs are items which are codified or <br />adopted by resolution and have been included for ease of reference, they may not <br />be appealed or changed. The SDRs are not intended as a comprehensive list. The <br />COAs and SDRs are grouped under specific headings that relate to the subject <br />matter and the responsible division is described in brackets, i.e. [PLANNING]. <br />The applicant is responsible for the fulfillment of all conditions and standard <br />development requirements, unless specifically stated otherwise. <br />In addition to complying with all applicable City, County, State and Federal Statutes, <br />Codes, Ordinances, Resolutions and Regulations, Permittee expressly accepts and <br />agrees to comply with the following Conditions of Approval and Standard <br />Development Requirements of this Permit: <br />Proiect Conformance <br />Substantial Conformity - All improvements shall substantially conform to the <br />project plans prepared by Dahlin Group Architecture/Planning dated <br />November 20, 2017, the Disposition and Development Agreement (DDA) <br />between the City and MidPen Housing approved on September 25, 2017, and <br />related information submitted by the Applicant, on file with the Community <br />Development Department. Approval Letter & Conditions in Building Permit Plans - The Notice of <br />Official Action, with the accompanying conditions of approval, shall be printed <br />on the first page of the building permit plans. [COA][PLANNING] <br />3. Land Acquisition — This approval is dependent upon the applicant obtaining <br />fee title interest to all property necessary for development of the project. This <br />includes but is not limited to the relevant parcels as specified in the DDA, <br />including resolution of Tideline Parcel and State Lands exchange as outlined <br />in Section 3.8(c) of the DDA. No construction or related activity (as determined <br />by the City), including but not limited to utility work, grading, and studies, may <br />occur until the applicant has secured fee title to all property necessary for <br />development of the project.
