The applicant shall provide any and all assurances, including a waiver and <br />indemnity, the City requires in order to convey any of its interest in property <br />necessary for project development. The applicant shall reimburse the City for <br />all costs and expenses associated with securing fee title interest in property <br />necessary for project development, including attorney's fees. <br />[COA][PLANNING] <br />4. Redevelopment restrictions — The applicant shall comply with any applicable <br />restrictions related to the acquisition, ownership and/or disposition of the <br />property by the former Redwood City Redevelopment Agency. <br />5. Use - The project approval is for General Residential and Civic Uses only. <br />Lodging is prohibited. Any change to the approved use is subject to review and <br />approval by the City. [COA][PLANNING] <br />6. Exterior Colors and Materials - Provide a mockup of the proposed materials <br />and colors for Planning review and approval prior to framing <br />inspection . [C OA] [P LAN N I N G] <br />Project Details — Prior to issuance of a building permit, the applicant shall <br />return to the Architectural Advisory Committee to provide updates on the project <br />details, including brick detailing, hardieboard panel detailing, window insets and <br />detailing, building top detailing on the roof cornice and trim band (between the <br />6th and 7th floors), child care fagade treatment to better reflect the use, building <br />entry for a more welcoming design, building forms, particularly those in green, <br />for a more consistent and simplified appearance. [COA][PLANNING] <br />Fees <br />The following fees must be paid in full prior to issuance of the building permit unless <br />otherwise described below. <br />8. Transportation Impact Fee - Pay a Traffic Impact Fee for the net new trips <br />resulting from the proposed project, estimated at $130,041. rSDRJ <br />[ENGINEERING] <br />9. Parks Impact Fee — Pay a Parks Impact Fee for the net new dwelling units <br />resulting from the proposed project, estimated at $11,292.01 prior to final map <br />approval.S� DRI[PARKS] <br />10. School Impact Fee — For residential additions greater than 500 square feet <br />and new commercial or industrial construction, pay a School Impact Fee to the <br />Sequoia Union Hich School District.
