We <br />summarize our approach below in Task c.l, however, meeting early with the <br />TAC to understand the unique political and social issues regarding the <br />redevelopment of the downtown will be usefuL A meeting calendar will be <br />developed for the Public Outreach Program including potential agendas for <br />the Task Force meetings, locations for the meetings, and discussion of what <br />collateral materials are required. Our experience suggests that interviews be <br />also conducted with key community leaders or developers who may not be <br />on the Task Force but represent an important voice in the community. <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />TASK B. Existing Conditions Analysis and Market Analysis <br /> <br />I <br /> <br />I <br /> <br />B.I Existing Land Use and Public Policy <br />The following land use and policy factors relevant to the future use of the <br />Downtown and its supporting context will be analyzed and briefly described: <br />Current land uses <br />Vacant and under-utilized parcels <br />Land use characteristics (i.e. intensity of uses, permanent vs. transitional uses) <br />Approved and proposed projects <br />Relevant General Plan policies <br />Applicable development standards, zoning codes and other ordinances <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />B.2 Building Stock Characterization <br />An analysis of the existing building stock and the study area's urban design <br />characteristics will be conducted. The EDA W team will characterize <br />architectural styles, identify building style groups, and assess the urban form <br />of the Downtown. EDA W will explore the streets cape opportunities and <br />assets that could reinforce the Downtown as an important civic and <br />commercial district. <br /> <br />I <br /> <br />I <br /> <br />I <br /> <br />EDA W will describe and map the urban pattern in the area identifying land <br />use patterns, transitions, and landmarks. This analysis will identify <br />opportunity sites for residential, entertainment, community, and cultural, <br />civic and recreational facilities. The proposed theater and supporting parking <br />will be analyzed relative to its surrounding land uses (e.g. potential restaurants <br />and music/cultural venues). <br /> <br />I <br /> <br />I <br /> <br />B.3 Open Space and Linkages <br />Def111Íng and addressing the public realm will be key to the long-term success <br />of the CBD. EDA W will assess public open spaces in Downtown Redwood <br />City, and consider the possible need for additional public amenities. We will <br />also map adjacent public open spaces and evaluate their connections to the <br />CBD.
