The GI district limits office <br />use to 10% of the site, limits electronic equipment facilities to 70% floor area, but does not <br />have a maximum floor area for other uses. Light industrial uses, such as warehousing <br />and distribution uses, or research and development type uses, such a biotechnology <br />companies with onsite laboratories, would be allowed (permitted by right or conditionally <br />allowed) in these districts. <br />The applicant is requesting a General Plan and Zoning land use designation of <br />Commercial -Office Professional/Technology, which provides opportunities for small and <br />large-scale professional offices, office complexes and campuses with a maximum floor <br />area of 1.0 and maximum height of up to eight stories with a coordinated master plan. <br />Figure 1- Site Plan and Project Data <br />u �KOMUMT5TEEEL_ - n.mennm amss.u.•o <br />peaa�maa:, <br />��PG+E,PROPEfIT'r <br />Proiect Background <br />The project site is located within the Inner Harbor Specific Plan (IHSP) study area, for <br />which a Draft Environmental Impact Report (DEIR) was prepared and released for public <br />review in 2014.1 The IHSP was not adopted and the IHSP EIR was not certified. Further <br />work on the IHSP is not anticipated at this time; however, the plan may be used for park <br />planning and infrastructure purposes in the future. Technical documentation and <br />background materials available as part of the IHSP process and applicable to the project <br />site will be referenced in the Project EIR, as appropriate. The IHSP Draft Environmental <br />Impact Report included a project -level analysis of an earlier version of the Applicant's <br />proposed project ("Harbor View 2015").
