As noted within the "Partnership Redwood City" framework, the Council may request a <br />community benefits package that not only funds general community needs, but also <br />provides for community needs onsite (i.e., onsite community improvements). Typically <br />these would be beyond improvements associated with seeking additional floor area <br />allowances. For example, the Pacific Shores Development not only included onsite <br />bayside trails, but also ballfields that are programmed for public use. Furthermore, the <br />Council may wish to discuss certain types of development that are inherently beneficial <br />to the community such as affordable housing or family oriented uses, and whether this <br />development, or development already allowed under current zoning, fall into this <br />category of "inherently beneficial" developments. <br />The following table includes the community benefits currently proposed by developer. <br />Please note this table does not include the affordable housing impact fee, the art <br />impact fee, or any other fee, as impact fees simply offset impacts of the development, <br />and are not considered community benefits.
