/0.1 -12 <br />Total Oracle Campus Parking: 4,450 <br />Total Existing Parking on Project site: 84 stalls (70 for Oracle <br /> Employees in lot and 14 In <br /> BCDC turnout) <br /> <br />Total Proposed Parking on Project site: 102 stalls (49 Childcare staff <br /> and drop off, 14 BCDC <br /> turnout, and 39 for Oracle <br /> employees) <br /> <br />Note that there will be a net decrease in Oracle's employee parking from 70 <br />spaces on the subject site to 39 on site (a reduction of 31 spaces or a 0.7% <br />decrease In the total campus parking). <br /> <br />Although there will be a slight net decrease in overall employee parking, staff <br />believes that the benefits of on-site childcare facility will outweigh this loss. First, <br />there is great need for childcare facilities in Redwood City, and the project would <br />be consistent with city policies supporting these uses. In addition, the use should <br />reduce auto trips for parents who currently have to drop off their children at day <br />care facilities outside of Redwood Shores. Finally, Oracle also has an active <br />transportation demand management program available for employees who seek <br />alternative transportation modes to work. So the loss of this parking may not be <br />as significant as for a company that does not have these transportation <br />incentives. <br /> <br />Open Space <br />There may also be a concern that the proposed building will impact open space. <br />Clearly, the project will displace an existing parking lot site originally conceived <br />as recreational open space for employees. However, Oracle employees do have <br />available other means of recreation with its indoor gym facilities. Aisc there will <br />be a large play area for children, and thus a portion of the site will indeed have <br />some look and feel of open space. <br /> <br />ARCHITECTURAL REVIEW COMMITTEE <br />The Amhitectural Review Committee approved the design of the project on <br />November 27. Initially there was some concern about the industrial looking <br />design of the building and its lack of warmth. However, the applicant responded <br />by making the music and movement portion of the building more vertical, and by <br />adding more color along the panels. Please refer to ARC meeting notes. <br /> <br />RECOMMENDATION <br />Staff believes that the proposed project is an appropriate use of the land, will <br />have insignificant enVironmental impacts (with the appropriate mitigation <br />measures), and ~rovides needed childcare facilities for Oracle employees. <br /> <br />1 The Redwood City Zoning Ordinance does not have specific parking requirements for chlldcare facilities. The 49 <br />parking spaces are based on the needs of childcare facilities of similar size and also were derived in consultation with <br />the City's Childcare Coordinator. Nsc note that there is a correction. There will be a total of 102 spaces on the site <br />instead of 101 spaces as shown on the attached exhibits. <br /> <br /> <br />
