<br />later date, as the construction documentation for these two parks will not included in this proposal as this <br />time. The final project schedule will be determined as the design process evolves. Also, no construction <br />administration services will be included in this proposal, as they will be provided at a later date. <br /> <br />The City has identified a $5.0 million budget for the field improvements (fencing and sport field lighting will <br />be funded from other available sources), including soft costs. Per City direction, 20% will be allotted for all <br />soft costs, so there is approximately $4.0 million for construction improvements. <br /> <br />SPECIFIC SCOPE OF SERVICES: <br />beals alliance proposes to provide the following services in accordance with our above stated <br />understanding of the project: <br /> <br />A. <br /> <br />B. <br /> <br />C. <br /> <br />Project Start-up and Pre-planning: We will meet with City Staff and begin reviewing all <br />information pertinent to the project. Programming and desired products will be discussed, and <br />existing conditions bases will be generated. <br />1. Project start-up administrative tasks will include the following: <br />a) Establish files and administrative procedures. <br />b) Finalize, prepare and adopt sub-consultant contracts as necessary. <br />c) Prepare Master Schedule and submit to City for approval. <br />Review all data pertinent to the project including survey, site maps, reports, and pertinent <br />historical data. (City to provide above information). <br />Review City and County codes, ordinances, and policies pertaining to the proposed project <br />design. <br />Visit the project sites to complete a visual inventory of the existing conditions and adjacent <br />off-site impacts. <br />Based on survey and topography data provided by City, input into computer and develop <br />existing conditions bases for Analysis and Design. <br /> <br />2. <br />3. <br /> <br />4. <br /> <br />5. <br /> <br />Analysis and Design: beals alliance will develop conceptual design plans for review and <br />approval. A detailed budget analysis will also be provided during this phase. <br />1. Hold an internal design workshop to develop a preferred conceptual design plan. <br />2. One meeting with City Staff to present, review, and comment on Draft Concept Plans. <br />Meeting Report will be provided. <br />Upon City approval, develop digital color renderings for the park sites for use in public and <br />internal presentation. <br />Attend two public meetings (one for each bid package) to present the proposed park <br />improvements to the public and receive comments. <br />One meeting with City staff to review public comments on proposed improvements and to <br />receive authorization to proceed into the Design Development phase. <br />Project Administration. <br /> <br />3. <br /> <br />4. <br /> <br />5. <br /> <br />6. <br /> <br />Design Development: beals alliance will develop the detailed system designs and provide <br />dimensioned improvement plans for review and approval. <br />1. Develop and refine electronic base plans per comments received from the City and/or <br />public. <br />Preparation of a finite design layout and materials plans. <br />Revise and update the base plans in AutoCAD with proposed improvements. <br />Develop a set of drawings equivalent to 50% documentation. Drawings will identify all <br />design elements for review and approval by City, and will include the following: <br />a) Grading and Drainage Concepts <br />b) Utility Concepts (electrical, domestic water, and sanitary sewer) <br />c) Layout Design <br />d) Hard Surface and Softscape Concepts, including surface types, color and planting <br />concepts. <br /> <br />2. <br />3. <br />4. <br /> <br />2 <br />
