<br />Develop Design Development Manual for entire project. Manual will contain the following: <br />a) Preliminary construction details <br />b) Manufacturer's cut sheets and information for proposed materials and equipment. <br />c) Draft technical specifications. (Division 2 in CSI specification format) <br />d) Statement of Probable Construction Costs. <br />e) Memoranum identifying top design / construction issues requiring City direction <br />during submittal review. <br />Submittal preparation and coordination. <br />In-house Redline and review Quality Control (QC). <br />One meeting with City to present the Design Development package for their review and <br />comment proceed with preparation of final plans and specifications. <br />9. Project Administration as required to coordinate work with consultant team. <br />Note: Upon Completion of the design development phase, the work under this proposal for bid package #2 <br />will be complete. <br /> <br />Construction Documentation: beals alliance will take the Design Development package for bid <br />package #1 incorporate the City comments into the detailed documents, which will ultimately be <br />used for construction. There will be one bid package (for the Red Morton / Hawes Park fields) <br />completed in this phase. <br />1. 95 % Submittal Package <br />a) Review 50% submittal comments from City and incorporate them into design package. <br />b) Modify base plan as required to incorporate City comments. <br />c) Develop drawings and details completed to a 95% construction document level. The <br />package will include the following drawings: <br />1) Cover/Signature Sheet; <br />2) Stormwater Pollution Prevention Plan; <br />3) Existing Conditions/Survey Plan; <br />4) Demolition Plan; <br />5) Grading Plan; <br />6) Drainage / Utility Plan; <br />7) Layout Plan; <br />8) Material/Detail Reference Plan; <br />9) Electrical Plan (Red Morton Park only); <br />10) Construction Details for the above items. <br />Specifications (Front End and Division One specifications to be provided by the <br />City and redlined by beals alliance; technical specifications will be provided by <br />consultant team). <br />Statement of Probable Construction Costs. <br />In-house Redline and revisions. <br />Submittal Preparation and coordination. <br />Redline and Review Quality Control (QG). <br />Meeting with City Staff for review and coordination of the 95% submittal comments. <br />Meeting report will be provided. <br />Bid / Back Check Submittal Package <br />a) Review 95% submittal comments and coordinate for bid. <br />b) Make revisions to drawings, specifications, and cost estimate to incorporate <br />comments. <br />Final Redline and Review Quality Control (QC). <br />Submittal Preparation and coordination.
