<br />, ¿f!/!'~,<¿ <br /> <br />37. During deliveries the applicant shall provide additional traffic directing personnel <br />(flag persons). One person shall be located at the intersection of Avondale Avenue <br />and EI Camino Real to help direct traffic from Avondale Avenue on to EI Camino <br />Real and direct patrons to available parking. The second person shall be stationed <br />at the intersection of Finger Avenue and EI Camino Real to assist drivers with the <br />merger from three traffic lanes down to two lanes on the southbound lanes of EI <br />Camino Real. <br /> <br />38. It shall be the responsibility of the applicant to cone off the two fire hydrants on <br />Avondale Avenue along the property frontage and to post a sign requesting their <br />patrons to avoid parking in front of their neighbor's driveways. <br /> <br />39. During non-operational hours the on-site lighting shall be limited to one half (%) <br />strand of security lights along the EI Camino Real frontage. Should it be deemed <br />necessary to increase the amount of security lighting on-site it shall be the <br />responsibility of the applicant to install motion sensor lights on the property upon <br />consultation with the Zoning Administrator regarding the number and location of <br />proposed lights. <br /> <br />40. The applicant shall install an opaque screen along the southwest corner of the <br />perimeter fencing in an effort to screen the rear of the subject property from the <br />adjacent residential properties. <br /> <br />41. Prior to mulching any trees on the subject property the applicant shall coordinate the <br />timing and duration with Planning Services and shall notify the adjacent neighbors. <br />All mulching activities shall not last for more than 2 hours on any giyen calendar day <br />and shall be restricted to mid-day hours (between 11 :00 AM to 3:00 PM). <br /> <br />42. No delivery vehicles shall be parked or stored on-site. Due to the presence of an <br />existing gas main and monitoring wells, on-site parking shall be limited to one <br />employee passenger vehicle. (The location of monitoring wells precludes customer <br />parking on-site). <br /> <br />43.ln the event that the City determines the applicant to be in noncompliance with the <br />condition(s) contained herein, the applicant shall demonstrate compliance within <br />twenty-four (24) hours of the City's notice of noncompliance. In the event that <br />compliance is not achieved within twenty-four (24) hours, or in the event that <br />subsequent noncompliance of the same or similar condition(s) occurs during the <br />remainder of the Use Permit term, then the Use Permit (including the use of the <br />property/properties for a "tree lot") shall be suspended until full compliance with this <br />Use Permit is demonstrated to the satisfaction of the Zoning Administrator. Notice of <br />said suspension will be provided to the applicant in writing by the Zoning <br />Administrator or his/her designee. If after receiving the notice of suspension the <br />applicant is unable to demonstrate to the satisfaction of the Zoning Administrator <br />that full compliance with the Use Permit has been achieved and will be maintained, <br />
