<br />6 tf- ~ <br /> <br />1. That any project on this site be limited to eight stories and ninety two feet - <br />consistent with what Council, Planning Commission and Architectural Review <br />Committee reviewed during their study sessions on the Downtown Precise Plan; <br /> <br />2. That above ground parking not be visible - that is, it must be wrapped by other <br />uses; and <br /> <br />3. That the building on this site must be designed to create step backs and tiering to <br />maintain consistency with the Downtown Precise Plan's proposed requirement that <br />projects at the plan boundary be 3 stories. This site is one parcel back from the <br />Brewster boundary of the DPP. <br /> <br />City Council is the decision-maker on Precise Plans. If Council chooses to initiate this site <br />specific Precise Plan, the plan will come back to City Council for review and final adoption. <br /> <br />The attached letter from the County of San Mateo states their concerns with the design of <br />any project on this site. Their concerns appear to be consistent with the design criteria <br />spelled out in this report. <br /> <br />Alternative <br />1. Decide not to initiate this site specific Precise Plan and tell the developer to wait <br />until the Downtown Precise Plan is formally adopted. <br /> <br />2. Decide to approve a site specific Precise Plan but direct staff to incorporate <br />additional parcels into the plan area. <br /> <br />Fiscal Impact <br />None.
