The project site is 7.88 acres in area and is currently <br />developed with three structures used for site maintenance activities (marina-related storage, <br />diesel engine repair and marina operations), a former water tank improved with a lower level <br />building used for the Peninsula Yacht Club and surface parking utilized for vehicle inventory <br />storage by nearby car dealerships. The project site does not include the Docktown Marina. <br /> <br />Figure 1: Project Location and Context <br /> <br /> <br />The project site has a General Plan Designation of Mixed Use Waterfront. The Mixed Use <br />Waterfront designation allows a mix of uses that includes housing and supporting commercial <br />businesses, hospitality and restaurant uses that attract visitors and businesses that support <br />marina functions. Public access and open space amenities are required along the waterfront <br />and internal pedestrian circulation of the neighborhoods should link to waterfront amenities. The <br />emphasis is on residential development with commercial uses providing a clear supporting use. <br /> <br />The site is currently zoned Tidal Plain (TP). The TP Zoning district allows agricultural uses, <br />parks and recreation areas, warehouse and storage buildings, commercial recreation uses, <br />equipment or materials storage, salvage yards, sewer plants, sanitary landfill and other similar <br />uses.
