Redwood City <br />Redwood City in early 2016 established new affordable housing impact fees on residential development of five or more <br />units and non-residential developments of more than 5,000 square feet. Unlike other communities that have adopted <br />affordable housing impact fees, however, Redwood City will reduces fees by 25 percent for developers that pay wages at <br />levels identified in an area standard wage policy. Developers may build affordable units in lieu of fees contingent upon <br />approval of an affordable housing plan. But in late 2017, in response to Gov. The city is also looking at adopting a <br />modest commercial linkage fee. Among the more unique ideas is a staff recommendation to create inclusionary fee zones, <br />where the lower value areas of town including downtown would see a modest fee or even no fee.
