44. Sonoma (city)
The Sonoma City Council in March 2018 reviewed an updated affordable housing nexus study and signaled to staff a
willingness to revise the city's affordable housing policies. Currently, the city requires for -sale residential developers with
five or more units to set aside 20 percent of their project as affordable. Under the recommended changes, the city would
expand the requirement to include rental residential developers, allow payment of an in -lieu fee ranging from $4 per sq.
ft. to $10 per sq. ft., and create a new commercial linkage fee. The council is expected to take action later this year.
Type ---
Single-family
ICondos &
per unit or $23.20 per
ft.
,800 per unit or $23.20 per
ft.
150 per unit or $22.10 per
Current Fee
Percentage of
Percentage of
Maximum
Justified Fee
(estimated)
20% affordable for projects of 5 or more
NA
units. Sonoma County
1
41412018
Based on the results of 2012 affordable housing nexus studies on for -sale and rental projects, the county Board of
Supervisors adopted new fees that went into effect on Jan. 2, 2013. The revised rates reflected the maximum justified
fee for single-family detached housing but did not match the consultant's highest supportable charge for multifamily
ownership or rental development. The city also charges nominal commercial linkage or what it calls "workforce housing"
fees on new commercial development.
!Type Maximum Justified Fee
I
!Single-family detached
Townhomes/condos
I
Rental multifamily
-
--------------- ---
Office
!Retail and restaurant
jlndustrial and manufacturing
(Hotel
(Warehouse/Storage
R&D
Adjusted annually for inflation.
,360 per unit or $7.18 per
ft.
