any landscaping, and the proposed project would include new <br />landscaping in the parking lot as well as new landscaping along the <br />Veterans and Whipple frontages. Regarding parking, the parking <br />spaces on the Project site exceeds the required parking for the use. <br />The Project would also include bicycle and motorcycle parking. <br />4. The Planning Commission hereby finds that the required Findings for an <br />Architectural Permit can be made: <br />a. The existence of sufficient variety in the design of the structure and <br />grounds to avoid monotony in the external appearance. The Project <br />only proposes minor exterior changes to the existing commercial <br />building. Those proposed exterior changes consist of new glazing, new <br />storefront systems, and overhead doors and openings that help break <br />up the exterior plaster walls. <br />b. The size and design of the structure shall be considered for the <br />purpose of determining that the structure is in proportion to its building <br />site and that it has a balance and unity among its external features so <br />as to present a harmonious appearance. Since the existing building <br />was previously occupied by two tenants, which was reflected in the <br />exterior with two different styles, the Project would demolish portions <br />of the exterior and create a cohesive building with matching exterior <br />materials, new glazing, new storefronts, and consistent rollup doors. <br />No additional square footage is proposed and the existing structure is <br />in proportion to the building site. <br />c. The extent to which the structure conforms to the general character of <br />other structures in the vicinity insofar as the character can be <br />ascertained and is found to be architecturally desirable. The Project <br />would convert an existing commercial building with two different styles <br />of tenant improvements and architecture and create a cohesive <br />building with matching exterior materials. Also, the one-story <br />commercial building would continue to be single -story and is <br />surrounded by similar lower profile commercial and automobile related <br />uses. <br />d. The extent to which excessive ornamentation is to be used and the <br />extent to which temporary and second-hand materials, or materials <br />which are imitative of other materials, are to be used. The proposed <br />exterior upgrades do not include excessive ornamentation or <br />temporary and second-hand materials.
