e. The extent to which natural features, including trees, shrubs, creeks, <br />and rocks, and the natural grade of the site are to be retained. The <br />project site is a commercial building with surface parking and has very <br />little natural features. The existing landscaping and trees along <br />Veterans Boulevard and Convention Way would be retained, and the <br />Project would include additional landscaping in the surface parking lot, <br />additional landscaping along the site's street frontages, and new street <br />trees. <br />f. The accessibility of off-street parking areas and the relation of parking <br />areas with respect to traffic on adjacent streets. The Project would <br />utilize the existing access drives for the property (a one-way entrance <br />on Convention Way and a one-way exit onto Convention Way), and <br />would provide more than the required off-street parking for the use <br />completely on-site. <br />g. The reservation of landscaping areas for the purposes of separating <br />or screening service and storage areas from the street and adjoining <br />building sites, breaking up large expanses of paved areas, separating <br />or screening parking lots from the street and adjoining building sites, <br />and separating building areas from paved areas to provide access <br />from buildings to open space areas. The project site currently contains <br />minimal landscaping, however the proposed project would maintain <br />existing landscaping along Convention Way, add new landscaping in <br />the parking lot, and add new landscaping along the Veterans <br />Boulevard and Whipple Avenue frontages. In addition, the project <br />would also provide a 12'-0" wide sidewalk along Veterans Boulevard <br />as well as new street trees and pedestrian scale lighting. <br />h. In the case of any commercial or industrial structure, the review <br />authority shall consider its proximity to any R District and shall consider <br />the effect of the proposed structure upon the character and value of <br />the adjacent R District area. The closest Residential Zoning District is <br />approximately 700 feet away, and the Project will not have any <br />negative effect upon the character and value of the Residential Zoning <br />Districts. The project site is surrounded by commercial uses, and the <br />west side of Veterans Boulevard contains a mixture of commercial <br />uses and multi -family residential. <br />The provision of permeable areas and drainage design appropriate to <br />capture and treat stormwater runoff prior to its discharge from the site <br />including, but not limited to, the use of vegetated swales, landscape <br />features, permeable pavement materials, infiltration basins or <br />engineered designs. The existing surface parking lot currently contains <br />no landscaping or permeable surfaces.
