<br />date of such termination or the date of such Taking, whichever shall first occur. If <br />any part of the Premises shall be taken, and this Lease shall not be so <br /> <br />terminated, the Rent shall be proportionately abated. <br />6.2.2 Awards and Damages. Landlord shall be entitled to receive <br /> <br />the entire award or payment in connection with any Taking as defined in Section <br />6.2, except that Tenant shall have the right to file any separate claim available to <br /> <br />Tenant for any taking of Tenant's personal property and fixtures belonging to <br />Tenant and removable by Tenant upon expiration of the Term, and for moving <br /> <br />expenses (so long as such claim does not diminish the award available to <br />Landlord and such claim is payable separately to Tenant). <br /> <br />6.2.3 Temporary Condemnation. If part of all of the Premises <br />are condemned for a limited period of time ("Temporary Condemnation"), this <br /> <br />Lease shall remain in effect. The Rent and Tenant's obligations for the part of <br />the Premises taken shall abate during the Temporary Condemnation in <br /> <br />proportion to the part of the Premises that Tenant is unable to use in its business <br />operations as a result of the Temporary Condemnation. landlord shall receive <br /> <br />the entire award for any Temporary Condemnation. <br /> <br />ARTICLE 7: DEFAULT <br /> <br />7.1 <br /> <br />Tenant's Default. <br /> <br />The occurrence of anyone or more of the following events shall <br />constitute a material breach and default ("Event of Default") of this Lease by <br /> <br />Tenant: <br /> <br />(a) <br />(b) <br /> <br />Tenant's abandonment of the Premises; <br />Tenant's failure to pay any Rent or any other charges <br /> <br />required to be paid by Tenant under this Lease, where such failure continues for <br />five (5) business days after Tenant's receipt of written notice from Landlord that <br /> <br />11;; <br />
