<br />such payment is past due and payable; <br /> <br />L:n? <br /> <br />(c) <br /> <br />Tenant's failure promptly and fully to perform any other <br /> <br />covenant, condition, or agreement contained in this Lease, where such failure <br /> <br />continues for thirty (30) days after written notice thereof from Landlord to Tenant; <br />or, if the failure cannot be cured within thirty (30) days, then Tenant's failure to <br /> <br />begin to cure such failure during the initial thirty (30) day period, and diligently <br /> <br />prosecutes such cure to completion; <br /> <br />(d) <br /> <br />The levy of a writ of attachment or execution on this Lease <br /> <br />or on any of Tenant's leasehold improvements or fixtures; <br /> <br />(e) <br /> <br />Tenant's general assignment for the benefit of creditors or <br /> <br />arrangements, composition, extension, or adjustment with its creditors; <br /> <br />(f) <br /> <br />Tenant's filing of a voluntary petition for relief, or the filing of <br /> <br />a petition against Tenant in a proceeding under the Federal Bankruptcy laws or <br />other insolvency laws which is not withdrawn or dismissed within ninety (90) days <br /> <br />thereafter; or, under the provisions of any law providing for reorganization or <br />winding up of corporations, the assumption by any court of competent jurisdiction <br /> <br />of jurisdiction, custody, or control of Tenant or any substantial part of its property, <br /> <br />where such jurisdiction, custody, or control remains in force unrelinquished, <br /> <br />unstayed, or unterminated for a period of ninety (90) days; <br /> <br />(g) <br /> <br />In any proceeding or action in which Tenant is a party, the <br /> <br />appointment of a trustee, receiver, agent, or custodian to take charge of the <br />Premises or Tenant's property for the purpose of enforcing a lien against the <br /> <br />Premises or Tenant's Property; or <br /> <br />(h) <br /> <br />If Tenant is a partnership or consists of more than one (1) <br /> <br />person or entity, the involvement of any partner of the partnership or other <br />person or entity in any of the acts or events described in Subsections (d) through <br />
