<br />(g) above. <br /> <br />The Parties expressly agree that any notice which Landlord <br />may give to Tenant that an Event of Default has occurred under this Section 7.1 <br /> <br />shall be deemed <br /> <br />in full compliance with the requirements of Section 1161 of the California Code of <br /> <br />Civil Procedure. <br /> <br />7.2 <br /> <br />Landlord's Remedies. <br /> <br />Upon the occurrence of an Event of Default hereunder, then in <br />addition to any other rights or remedies Landlord may have at law, landlord shall <br /> <br />have the right, at Landlord's option, without further notice or demand of any kind, <br />to do the following: <br /> <br />(a) <br /> <br />Subject to applicable California law, terminate this Lease <br /> <br />and Tenant's right to possession of the Premises, re-enter the Premises, and <br />take possession thereof; and Tenant shall have no further claim to the Premises <br /> <br />or under this lease; or <br /> <br />(b) <br /> <br />Continue this Lease in effect and collect any unpaid Rent or <br /> <br />other charges which have theretofore accrued or which thereafter become due <br />and payable. <br /> <br />In the event of any re-entry or retaking of possession by Landlord, Landlord shall <br />have the right, but not the obligation, to remove all or any part of Tenant's <br /> <br />property on the Premises and to place such property in storage at a public <br />warehouse at the expense and risk of Tenant. <br /> <br />7.2.1 No Waiver. The waiver by Landlord of any Event of Default <br />or of any other breach of any term, covenant, or condition of this Lease shall not <br /> <br />be deemed a waiver of such term covenant, or condition or of any subsequent <br />breach of the same or any other term covenant or condition.
