9. The scope of work for condemnation support services assumes nine (9) parcels. <br />10. The project duration from the beginning of appraisals to Right of Way Certification is assumed to <br />be sixteen (16) to twenty-one (21) months. An extended or expedited project schedule may <br />increase the estimated budget. <br />11. Negotiations for a given parcel will not extend beyond six (6) months. An extended negotiating <br />timeframe may increase the estimated budget. <br />AR/WS will provide the following services: <br />ONGOING PROJECT MANAGEMENT <br />• Manage and coordinate real estate and relocation assistance functions with City and property <br />owners. <br />• On-going consultation, meetings (including internal meetings and Project Delivery Team <br />meetings) and recurring Project management duties. <br />• Coordinate with City, Caltrans, design engineer (AECOM), subcontractors, AR/WS staff and legal <br />counsel. <br />• Assist with analyzing various courses of action. Resolve problems and recommend solutions. <br />• Contract management, budget monitoring and control, and Project reporting. <br />• Implement compliance with Uniform Act guidelines. <br />• Maintain accurate records. Monitor work plan and work flow. <br />• Meet with AECOM to review the draft appraisal maps and supportive data before the formal <br />submittal to Caltrans. <br />• Meet with AECOM and Caltrans as appropriate to review and discuss Caltrans comments on the <br />draft documents. <br />DELIVERABLES (ONGOING PROJECT MANAGEMENT) <br />• Project status report spreadsheets. <br />• Meeting notes. <br />• Invoice/progress report packages (see Agreement section 6) <br />PRE-ACQUISITION CONSULTING <br />• Coordinate kick-off meeting. <br />• Establish liaison with Caltrans Right of Way Local Programs. <br />• Establish work process with City. <br />• Set schedules for on-going Project meetings and key deliverables. <br />• Coordinate with the City's Project Manager, AECOM, and City staff to review all detailed Project <br />design and right of way requirements. <br />• Participate in work sessions and field visits to identify relocation and real property impacts. <br />AR/WS R/W Support Agreement tot/Woodside Project - Exhibit "A" I A-2 <br />ATTY/AGR.2018.091/Associated Right of Way Services Inc. <br />
