9. The scope of work for condemnation support services assumes nine (9) parcels. 10. The project duration from the beginning of appraisals to Right of Way Certification is assumed to be sixteen (16) to twenty-one (21) months. An extended or expedited project schedule may increase the estimated budget. 11. Negotiations for a given parcel will not extend beyond six (6) months. An extended negotiating timeframe may increase the estimated budget. AR/WS will provide the following services: ONGOING PROJECT MANAGEMENT • Manage and coordinate real estate and relocation assistance functions with City and property owners. • On-going consultation, meetings (including internal meetings and Project Delivery Team meetings) and recurring Project management duties. • Coordinate with City, Caltrans, design engineer (AECOM), subcontractors, AR/WS staff and legal counsel. • Assist with analyzing various courses of action. Resolve problems and recommend solutions. • Contract management, budget monitoring and control, and Project reporting. • Implement compliance with Uniform Act guidelines. • Maintain accurate records. Monitor work plan and work flow. • Meet with AECOM to review the draft appraisal maps and supportive data before the formal submittal to Caltrans. • Meet with AECOM and Caltrans as appropriate to review and discuss Caltrans comments on the draft documents. DELIVERABLES (ONGOING PROJECT MANAGEMENT) • Project status report spreadsheets. • Meeting notes. • Invoice/progress report packages (see Agreement section 6) PRE-ACQUISITION CONSULTING • Coordinate kick-off meeting. • Establish liaison with Caltrans Right of Way Local Programs. • Establish work process with City. • Set schedules for on-going Project meetings and key deliverables. • Coordinate with the City's Project Manager, AECOM, and City staff to review all detailed Project design and right of way requirements. • Participate in work sessions and field visits to identify relocation and real property impacts.
