NOTES (APPRAISAL SERVICES) <br />• Appraiser will not give consideration to, nor include in their appraisals, any allowance for <br />relocation benefits of personal property. <br />• The appraisal of real estate does not include business or goodwill analyses or conclusions. <br />• If material revisions are made to the property requirements during the appraisal process or <br />upon completion of the report, appraisal time to address these revisions will be billed on an <br />hourly basis, with City approval. <br />DELIVERABLES (APPRAISAL SERVICES) <br />• Draft Notices of Decision to Appraise for City approval for 27 parcels. <br />• Up to 25 appraisal reports for 27 parcels. <br />CITY OBLIGATIONS (APPRAISAL SERVICES) <br />• Adequate appraisal maps. <br />• Legal descriptions and plat maps. <br />• Design information and construction plans. <br />• Current title reports for each ownership. <br />• Legal opinions as necessary. <br />• Environmental reports. <br />APPRAISAL REVIEW <br />• Appraisal review will be required and ARMS proposes to subcontract with a qualified <br />independent review appraiser for these services. <br />• Complete an office review of the reports using the various standards prescribed by the Federal <br />and State Uniform Acts, Federal Highway Administration, Caltrans appraisal procedures, Uniform <br />Standards of Professional Appraisal Practice (USPAP) and the California Eminent Domain codes. <br />• A checklist identifying the various requirements of the appraisal reports will be used to ensure <br />that the reports contain all of the prescribed requirements. <br />• Prepare a summary of the appraisal process and provide comments regarding any omissions or <br />problems with the reports, such as lack of reasonable support for the appraisal conclusions. <br />• Provide comments to the appraiser for discussion. <br />If needed, schedule a meeting with the appraiser. <br />• Upon satisfactory completion of the appraisal reports, a review certificate report will be prepared. <br />DELIVERABLES (APPRAISAL REVIEW) <br />• Review Certification Report for up to 25 appraisal reports for 27 parcels. <br />AR/WS R/W Support Agreement ioi/Woodside Project -Exhibit "A" I A-4 <br />ATTY/AGR.2018.091/Associated Right of Way Services Inc. <br />
