FURNITURE, FIXTURES AND EQUIPMENT APPRAISAL <br />• AR/WS has included Hodges Lacey & Associates, LLC to perform furniture, fixtures and <br />equipment (FF&E) appraisals. <br />• Work with the AR/WS appraiser and the property owner and tenants. <br />• Identify and determine ownership of FF&E. <br />• Prepare inventory of trade fixtures and equipment. <br />• Prepare FF&E appraisal reports. <br />NOTES (FURNITURE, FIXTURES AND EQUIPMENT APPRAISAL) <br />• Assumes FF&E appraisal services for a Denny's restaurant (No. 18), overhang structures on <br />the City's Corporation Yard parcel (No. 20), and a sign located on a service station parcel <br />(No. 12). Assumes no FF&E appraisal needed for the City's pump station parcel (No. 10) or <br />the storage units on the Storage Equities Inc. parcel (No. 21) <br />DELIVERABLES (FURNITURE, FIXTURES AND EQUIPMENT APPRAISAL) <br />• Up to 3 furniture, fixtures and equipment appraisal reports, which will be incorporated into the <br />real estate appraisals. <br />NEGOTIATIONS/ACQUISITION <br />• Initiate and maintain individual acquisition files. <br />• Prepare acquisition documents. All acquisition documents to receive City's written approval as to <br />form prior to use in the field. <br />• Per Section 102 of the California Streets and Highways code, a copy of the appraisal report will <br />be provided to the property owner. <br />• Work with the City's Project Manager and City Staff to prepare a report to City Council regarding <br />fair market values and proposed offers for the subject properties. <br />• Present owners with first written offers. AR/WS will negotiate one (1) full property acquisition and <br />partial acquisitions from twenty-six (26) properties that are identified by City. We are assuming <br />there will be negotiations with up to 17 property owners as well as coordination with the City of <br />Redwood City for two parcels owned by the City. <br />• Acquisition agents will address issues and counteroffers from owners. Contracts will be presented <br />and executed as agreements are reached. <br />• Follow up with owners regarding status, and negotiate settlements. <br />• If settlement with owners and other required interests is reached pursuant to the City approved <br />appraisal or City approved administrative settlement, AR/WS will prepare a Memorandum of <br />Settlement for transmittal to City. If an administrative settlement appears to be prudent, ARIWS <br />will prepare a settlement discussion memorandum reviewing the issues. This memorandum will <br />require City written approval before implementation of any settlement agreement. <br />• AR/WS will establish with City a process of coordinating escrow closings and reviewing escrow <br />instructions. Where there are escrow closings, preparation of escrow instructions will be <br />completed by title company.
