• Work closely with the business in order to secure estimated relocation costs. <br />• Prepare claims for payment and present them to the business owners for signature. <br />• Submit all signed claims and necessary documentation to City for review and processing. <br />• Establish and maintain a detailed relocation file for the business in order to document specific <br />relocation efforts, including a relocation diary to track all contact with occupants. <br />• Provide continuing information to City staff to keep staff apprised of relocation efforts and vacate <br />status. <br />CITY'S OBLIGATIONS (RELOCATION ASSISTANCE) <br />• Approve and process documents and claims in a timely manner in order to avoid a hardship <br />for the affected occupants. <br />DELIVERABLES (RELOCATION ASSISTANCE) <br />• Initial Contact Letter/General Information Notice for up to 2 non-residential relocations (Nos. <br />18 and 20). <br />• Relocation Assistance Package for up to 2 non-residential relocations (Nos. 18 and 20). <br />• Notice to Vacate for up to 2 non-residential relocations (Nos. 18 and 20). <br />• Complete Claim Forms for up to 2 non-residential relocations (Nos. 18 and 20). <br />CONDEMNATION SUPPORT <br />• Work with City Attorney's Office to initiate and complete condemnation proceedings. <br />• Assist in preparation of documentation establishing the basis to use the power of eminent <br />domain, including evidence about: the necessity of the Project; the Project location being most <br />compatible with the greatest public good and least private injury; and the necessity of the subject <br />property for the Project. <br />• Delivery of notices of intent and development of Resolutions of Necessity (RONs) for <br />consideration and approval by the City Council. <br />• When needed, coordinate with City staff and AECOM to convene a Condemnation Evaluation <br />Meeting and a Condemnation Panel Review Meeting to provide a forum for property owners to <br />meet and discuss issues in an effort to resolve design issues. <br />NOTES (CONDEMNATION SUPPORT) <br />• Expert witness/testimony services will be billed hourly if required and are not included in our <br />Fee Proposal. <br />DELIVERABLES (CONDEMNATION SUPPORT) <br />• Development of Notices of Intent and Resolutions of Necessity for consideration and <br />approval by the City Council for up to 9 parcels. <br />• Delivery of requested documentation to legal counsel (e.g. acquisition files, diary notes, <br />correspondence, offer documents). <br />CALTRANS RIGHT OF WAY CERTIFICATION <br />Coordinate with project team members for preparation of the Right of Way Certification. <br />AR/WS R/W Support Agreement 1o1/Woodside Project - Exhibit "A" I A-7 <br />ATTY/AGR.201a.091/Associated Right of Way Services Inc. <br />
